Damp Surveys Throughout the North East

TrustGuard is a family run business based in the North East which specialises in remedial building surveys including damp proofing surveys, woodworm, dry rot, condensation, wall ties and basement/cellar waterproofing surveys. Our aim is to supply our customers with a first class service every time which leads to further recommendations from satisfied customers, we carry out surveys for a whole host of clients throughout the North East, from leading estate agents through to private individuals. We have carried out numerous surveys throughout the North East over the years covering just about every house type, from rural properties in Northumberland and Weardale to flats in Newcastle city centre as well as the colliery terraces that fill up the old mining villages throughout the North East, this has given us a really good understanding of the typical housing stock in the North East and gives us a head start when carrying out damp surveys.

Below is a list of surveys we provide along with what they cover, the surveys can be stand alone or combined, it works out cheaper to combine surveys together, this is particularly useful when instructing us on a pre-purchase home buyers survey which often requires a damp & timber survey to be carried out, we carry out damp surveys throughout Newcastle, Sunderland, Durham and everywhere in between, we do however travel further afield but would need to discuss this prior to instruction.

Express 24hr damp surveys are available subject to availability and access to the property.

We often get asked the question, “do you offer free damp surveys” and the answer is always No……..there are companies out there offering what at first appear to be “free damp surveys”, “free woodworm surveys”, “free wall tie surveys” etc, when in reality the ‘free survey’ is seen as an opportunity to quote for work. Our survey fee allows us to spend sufficient time inspecting defects and providing an honest, impartial appraisal of any issues we come across, our surveyor’s time on site is covered by the survey fee so we don’t have to ‘find’ work to make it worthwhile. Beware……of the so-called free damp survey, as more often than not results in incorrect, unnecessary, costly works being recommended.

Consider this……our surveys can take anything from half an hour through to an hour or more on site, depending on size of property, findings and layouts, then at least an hour or so to type up, that’s 2-3 hours of a working day without taking into consideration time involved traveling to and from the survey as well as the associated fuel costs, so, as you can see one survey can take up more than a third of the working day, it is simply not economically possible to do this for ‘Free’.

The aim of the survey is to give you a clearer picture of any damp or related issues affecting your property or one your considering purchasing, 2-3 days after the damp survey has been carried out (or else you have chosen the 24hr express service) you will receive a comprehensive report via email or post depending on your choice, once you have read through your survey we encourage you to give us a call to run through it with you, we’ll also provide you with a direct telephone number to contact your surveyor  should you have any further questions. Survey reports can also include estimated costs for remedial works, this can help with your budgeting as well as adjusting offers on house purchases.

If you are a Home Owner or Landlord and you simply require a quote rather than a full survey, maybe it’s for damp proofing, cavity wall tie replacement, or woodworm treatments that you already know needs to be done or any other problem you already know exists, rather than pay for a full survey (which you wouldn’t require) you could contact us and request a quotation from our contracting department rather than a survey and we would be more than happy to provide you with a free quotation for damp proofing, wall tie replacement or woodworm treatments as well as any other remedial building repairs.
