Wall Tie Survey Newcastle – Remortgage Inspection

Wall Tie Survey in Newcastle Upon Tyne – Helping a Homeowner with Their Remortgage
Wall Tie Surveys | Newcastle Upon Tyne | TrustGuard
At TrustGuard, we’re regularly called out to inspect properties where concerns have been raised about the condition of the cavity wall ties. These concerns often arise during a property purchase, but they can also be highlighted when homeowners are looking to remortgage.
We recently attended a property in Newcastle upon Tyne to carry out a specialist wall tie survey after the homeowner was asked to obtain further information about the condition of the wall ties as part of their remortgage process.
Why Was a Wall Tie Survey Required?
When remortgaging a property, the mortgage lender may arrange for a valuation or survey to assess the property’s condition and suitability as security for the loan.
If the surveyor identifies cracking in the external brickwork, signs of movement or potential wall tie deterioration, they may recommend a more detailed inspection by a specialist.
This doesn’t necessarily mean the wall ties have failed. It simply means further investigation is required to establish their condition and whether any remedial work is necessary.
What Does a Wall Tie Survey Involve?
During our visit, the purpose of the inspection was to assess the external cavity walls for signs that could indicate wall tie deterioration or failure.
Typical areas we consider during a wall tie survey include:
- Horizontal cracking along mortar joints.
- Bulging or distortion of external brickwork.
- Cracking around openings and other vulnerable areas.
- The age and construction of the property.
- The condition and suitability of the existing wall ties, where they can be examined.
Where practical, specialist inspection methods may be used to help establish the type, condition and positioning of the existing wall ties.
It’s important to remember that cracking in brickwork doesn’t automatically mean wall tie failure. There can be several reasons why cracking develops, and each property needs to be assessed individually.
Helping Homeowners Move Forward with Their Remortgage
Having concerns raised during a mortgage valuation can be frustrating, particularly when the homeowner wasn’t previously aware of any potential problems.
Our role at TrustGuard is to provide a professional assessment, explain our findings clearly and recommend remedial work only where it is justified.
Following an inspection, we can provide a written report outlining our observations, any limitations to the survey and our recommendations. This can help homeowners respond to questions raised by their mortgage lender or surveyor.
Importantly, not every property requires replacement wall ties, and we believe homeowners should receive straightforward, practical advice rather than being encouraged to undertake unnecessary work.
